Project Information:

Council is asking for your input on a Planning Proposal that seeks to amend an Additional Permitted Use (APU) clause in Schedule 1 of Cessnock Local Environmental Plan (CLEP) 2011 and Additional Permitted Uses Map to expand an existing APU area, creating an approvals pathway for residential flat buildings within a larger defined area at the Village Centre within the Vintage integrated tourist development at Pokolbin. The draft Planning Proposal also seeks to amend outdated Lot and Plan identifiers for land already benefitting from this clause.

This exhibition also includes a draft amended chapter of the Cessnock Development Control Plan (DCP) that has been updated to include a revised site Master Plan for ‘The Vintage’ development to accommodate the above proposed changes. This would allow for Development Applications (DAs) to be submitted to Council for assessment, prior to any approval for the construction of additional residential flat buildings within the Vintage.


What is a Local Environmental Plan (LEP)?

An LEP is a legal document that guides land use and development within Local Government Areas (LGA) in New South Wales. LEPs provide a framework for planning decisions, including zoning and development controls. Zoning determines what uses are permitted on a particular piece of land (e.g., housing, industry, recreation), and development controls specify rules like building height limits.
