Where to the proposed changes apply?

    The proposal applies to land known as the Vintage, on Wine Country Drive / McDonalds Road Pokolbin. The proposed change will affect land at the Village Centre within the Vintage, directly to the east of existing residential flat buildings. The lot and plan identifiers for the subject land are:  LOT: 0 SP: 107240, LOT: 1016 DP: 1298409 & Part LOT: 1014 DP: 1298409.

    What is proposed?

    If successful, the draft Planning Proposal will allow the owner of the land to lodge a Development Application (DA) to seek approval to construct residential flat buildings up to 14 metres high on land to the east of the two existing flat buildings at the Village Centre within the Vintage. 

    If adopted, the amended Development Control Plan (DCP) chapter will reflect the changes proposed in the Planning Proposal in an updated site Master Plan. 

    Why are the changes proposed?

    Residential flat buildings are currently permitted on a specific area within the Vintage development. The owner of the site submitted the proposal to Council to expand this area, with the following aims:

    • To provide increased housing choice for residents and visitors to the Vintage Estate.
    • Add to the vibrancy of the existing Village Centre by increasing the population within walking distance to the Centre.
    • Retain the existing dwelling cap whilst minimising impacts on traffic.
    • Protect existing scenic landscapes by setting proposed buildings back from Wine Country Drive, maintaining the 14-metre height limit and by introducing screen planting.

    Who is paying for this project?

    The applicant and owner of the subject land, Stevens Group is paying for the cost of both the Planning Proposal, and draft amendments to The Vintage DCP chapter, in accordance with Council’s Fees and Charges.
